Terms of Service
Effective at launch. Provided by ALPHA INTL REAL ESTATE, LLC ("ALPHA", "we").
1. What this product is
The Alpha Deal Verdict is an analysis tool. You enter property and financial information; it returns estimates computed by our proprietary underwriting model. Outputs are estimates only — not an appraisal, a formal valuation, or financial, legal, or tax advice.
2. Proprietary rights — please read
All content, models, algorithms, software, designs, and outputs of this product are proprietary to ALPHA INTL REAL ESTATE, LLC and are protected by copyright, trade-secret, and other intellectual-property laws. The underwriting model and the comparable-sales methodology are trade secrets of ALPHA.
You may use the outputs for your own internal business decisions. You may share a report you generated with parties to your own transaction; every report carries a license watermark identifying your account.
You agree that you will not:
- scrape, crawl, harvest, or bulk-export data or outputs from the product by automated means;
- reverse engineer, decompile, probe, or attempt to derive the model, its formulas, weights, thresholds, or source code;
- resell, sublicense, rent, or redistribute the product, accounts, or outputs as a service to third parties;
- use the outputs, in whole or in part, to build, train, or improve a competing product;
- remove or alter watermarks, copyright notices, or other proprietary markings;
- share your account — accounts are single-user and may not be shared, transferred, or used by anyone other than the person who registered them.
Any use beyond the license above requires ALPHA's prior written permission.
3. Accounts
You are responsible for your account credentials and for activity under your account. We may suspend or terminate accounts that violate these Terms, abuse usage limits, or create security or legal risk. Free accounts include a monthly analysis allowance that resets monthly; allowances have no cash value.
4. Subscriptions and billing
Pro is billed through Stripe on a recurring monthly or annual basis and renews automatically until cancelled. You can cancel or update payment details at any time through the billing portal in your account; cancellation takes effect at the end of the paid period. Fees already paid are non-refundable except where required by law or expressly stated at purchase.
5. Your data
You keep ownership of the property information you enter. You grant us the limited right to process it to operate the product, including retrieving public and licensed property data related to your queries. See the Privacy Policy.
6. Accuracy and availability
We work to keep the service accurate and available but do not guarantee either. Property and sales data come from sources we believe reliable but do not warrant. Verify rents, taxes, insurance, lease terms, zoning, and financing against source documents and licensed professionals before acting.
7. Limitation of liability
To the maximum extent permitted by law, ALPHA's total liability for any claim arising from the product is limited to the amounts you paid us in the twelve months before the claim, and ALPHA is not liable for indirect, incidental, or consequential damages, including lost profits or failed transactions.
8. General
These Terms are governed by Florida law. We may update them; material changes will be announced in the product or by email, and continued use after the effective date is acceptance. If any provision is unenforceable, the rest remains in effect.
